We're launching Onyx — a dedicated apartment community management platform built for property managers who need a real solution, not a generic SaaS retrofit. Resident portal, online leasing, multi-gateway payments, maintenance workflows, and more — on a dedicated instance managed entirely by Obsidian Group.
Property management software has a reputation problem: it's either built for enterprise portfolios at enterprise prices, or it's a generic SaaS that treats every community like a row in someone else's database. Onyx is our answer to both.
What Onyx is
Onyx is a purpose-built apartment community management platform. Every feature — resident portal, leasing, payments, maintenance, messaging — was designed specifically for how apartment communities actually operate. And every deployment is a dedicated instance: your community's data is never co-mingled with anyone else's.
Core features
- Resident self-service portal — Residents log in to pay rent, submit maintenance requests, view documents, and receive announcements. No app download required.
- Online rental applications — Digital applications with document uploads, flowing directly into your admin queue with automated status emails.
- Lease management — Create, send, e-sign, and store leases. Renewal reminders go out automatically.
- Multi-gateway payments — Stripe, PayPal, Cash App, Venmo, ACH/check, and more. Residents pay how they prefer; you get clean, reconciled records.
- Maintenance workflows — Request tracking with photos, staff assignment, status updates, vendor contacts, and SLA escalation rules.
- Resident messaging — Community-wide announcements, direct messages, and automated reminders via in-portal notification and email.
- Community site map — Visual unit-level view of occupancy, maintenance status, and lease expiry.
- Analytics — Occupancy rates, revenue trends, maintenance response times, application conversion — all in real-time.
Pricing and tiers
Onyx starts at $89/month for communities up to 50 units on the Starter plan, scaling through Community ($179/mo, 150 units), Professional ($299/mo, 400 units, custom branding + API), and Enterprise (custom pricing, 400+ units, multi-property portfolios, dedicated account manager). All tiers include managed hosting and daily backups.

You don't manage the infrastructure — we do. Obsidian Group handles hosting, monitoring (via Vigil), backups, updates, and support. Optional custom domains and community branding are available on Professional and Enterprise tiers.
